AI training for Australian real estate agencies and property managers

The work that eats the week
Every track starts from a task list, not a curriculum. This is the list for real estate & property management, with the tool we'd reach for on each one. If three of these are yours, the training has something to work on.
| Task | Tool |
|---|---|
| Listing copy and campaign emails Sales Written at 9pm after a full day of appointments, which is why it reads like it was. | ChatGPT |
| Vendor reports and weekly updates Sales The same structure every week for every campaign, assembled by hand every time. | Claude |
| Buyer follow-up after opens Sales Forty names on a sheet and a weekend that has already ended. | ChatGPT |
| Appraisal and listing pitch documents Sales The document that wins or loses the listing, put together in the gap between two appointments. | Claude |
| Social captions and short video scripts Sales Volume work where consistency matters more than brilliance. | ChatGPT |
| Arrears and breach correspondence Property management Firm, compliant, unemotional, and written by whoever is having the worst day. | Claude |
| Routine inspection reports written up from notes Property management Twenty inspections, twenty write-ups, all from phone notes and photos. | ChatGPT |
| Owner updates and maintenance approvals Property management The same three sentences with a different quote attached. | ChatGPT |
| Tenant enquiries answered consistently across the team Property management Four property managers, four different answers to the same question. | Claude |
| Reading a strata report or tribunal document Property management Long, dense, and only one part of it matters to the person asking. | Claude |
| End-of-lease and renewal packs Property management Assembled from four sources, due the same week as everything else. | Claude |
Tool choice here is a starting point, not a rule — see which tool for which job for the reasoning.
Where the line sits
Owner, tenant and buyer details are personal information. Almost none of the drafting work needs them, and the ones that do are named explicitly.
The boundary we teach
No representations about a property that aren't verified, no legal advice to a tenant or vendor.
Your agents already use ChatGPT on their phones. Teaching both tools properly improves what is already happening rather than pretending it isn't. Sales and property management tasks barely overlap, so they run as separate sessions — mixing them wastes half the room.
The family-level rule for property & construction: Owner, tenant and buyer details are personal information. The drafting work almost never needs them.
What the training covers
The foundations are the same for every business — roughly seventy per cent of what you need is not industry-specific at all. The order changes, and the examples are all yours.
How it's usually delivered
For real estate & property management the usual starting shape is Half-day team workshop. The assessment confirms it against your own answers rather than assuming.
Who's in the room. The principal buys. Sales agents and property managers sit in different rooms.
What you'd have at the end
- A vendor report structure the whole sales team reuses
- An arrears sequence that is firm, compliant and no longer drafted from scratch
- Listing copy first drafts produced in the car, not at 9pm
The questions we get asked
My agents already use ChatGPT.
Most of them do, on the free tier, with no rule about it. That's the argument for training rather than against it — the gap is not access, it's method and boundaries.
AI listing copy all sounds the same.
It does when people accept the first draft. The session is mostly about getting output in your agency's voice and knowing which drafts to throw away.
Can we put sales and PM in one session?
You can, and half the room will be bored for half the time. The tasks barely overlap. Two shorter sessions work better.
Regulatory context
Relevant bodies and frameworks: State real estate regulators, REIA and state institutes. CPD requirements differ materially by state and territory. No national figure is claimed. Underquoting and misrepresentation rules apply to AI-drafted copy exactly as they do to human-drafted copy.
We name no CPD hour figures anywhere on this site. Requirements differ by body and by state, and an out-of-date number is worse than none.
